Selling in North Alabama

An honest listing sells itself. A staged one just gets noticed.

Inventory’s up in Madison County, so buyers can afford to wait for the next listing instead of settling for yours. That’s actually good news if your house is priced right and shown honestly — it just means the bar for “honest” matters more than it used to. I’m not going to talk you into AI-touched-up photos that make buyers feel lied to the second they walk in.

Once we go live, I run the marketing, the showings, and the negotiation myself, and I tell you what’s happening as it happens — not just when an offer lands.

Not sure where your number lands right now? A Home Value Review starts with me walking the property, not a computer guessing from the street.

How it actually goes, start to finish

  1. Price it right. We look at recent comparable sales and set a price that attracts buyers and protects your bottom line.
  2. Prep and photograph. We get the home looking its best and bring in professional photos before it hits the market.
  3. List and market. Your home goes live on the MLS and everywhere buyers are looking. Showings begin.
  4. Review offers. We go through every offer together and negotiate the strongest price and terms.
  5. Under contract. You accept an offer, the buyer puts down earnest money, and the clock starts.
  6. Inspection and appraisal. The buyer inspects and their lender appraises. I handle requests and keep the deal moving.
  7. Close and get paid. You sign, hand over the keys, and your proceeds are on their way.

Your seller checklist

  • Declutter and tackle small repairs
  • Gather your mortgage payoff and property records
  • Plan to be out during showings
  • Review your net proceeds estimate
  • Line up your move and forwarding address
