What this site collects, why, and what happens to it.

This site is run by Ross Meglin. It is a small marketing site, and it collects only what it needs to answer you.

The contact forms

There is no form on this site that collects your details right now. The general contact form is switched off while I sort out a notification problem, and the Home Value Review pages ask you to text, email, or fill in a Google Form instead.

The records the old contact form already created still exist, in a database used only for this website. It recorded a name, an email address and phone number where given, what the person said they were interested in, their message, which page it came from, and the fact that they ticked the consent box. I have not deleted those, and I still use them to reply.

The Google Forms

Two things link to a Google Form: the contact page, which offers a longer intake questionnaire, and the two Home Value Review pages. Both ask for a way to reach you. They open in a new tab and are not embedded, so nothing from Google loads unless you choose to open one. Those answers go to Google and land in my Google account, not in this site’s database, and they are covered by Google’s own privacy terms rather than this page. You do not need a Google account to fill either one in.

What the newsletter form collects

First name, email address, and which market you want to hear about. That is stored in the same website database.

Being on this list is not the same as being on the mailing list the monthly briefing actually goes out from. The briefings are sent through Keller Williams Command, and I move people across by hand after I see the notification. There is no automatic connection between the two, and this website has no unsubscribe page of its own: to come off either list, reply to any briefing or text or email me, and I will take you off.

If you become a client, your contact details may also be entered into the brokerage’s client management system, which is where my transaction records live.

The calculators

The monthly payment, planning range, and net proceeds tools run entirely in your browser. Nothing you type into them is transmitted to this site, saved, or visible to me. Close the tab and it is gone.

Cookies and tracking

This site does not set cookies, and it does not run analytics or advertising trackers. There is no visitor profiling here.

One thing reaches the network on its own: the market figures on the home page and the statistics page ask this site for the current national mortgage rate, which it fetches from Freddie Mac’s weekly survey. That request carries nothing about you. Nothing is embedded from Google, or from anywhere else, on any page.

Like any website, the hosting provider keeps short-lived technical logs of requests, including IP addresses, for security and reliability.

How long it is kept, and how to get it removed

Inquiries and subscriber records are kept while they are still useful for following up. If you want your information deleted, email or text me and I will remove it. There is nothing to argue about there.

The homeowner handbook keeps your ticked tasks and your project notes in your own browser. None of it is sent here, I cannot see it, and the page has a button that deletes the lot.

Reaching me

Contact details are in the footer of every page, and on the contact page.
