AI-staged listing photos are costing sellers real money
When the photos promise a finished room that was never there, buyers feel lied to the second they walk in. That feeling is hard to recover from.
I show a lot of houses. Lately I keep running into the same problem, and it is worth saying plainly because it is hurting the sellers who do it.
The photos online show a beautifully finished office and a flawless primary bedroom. We walk in, and those rooms are a project. Bare walls, no furniture, work half done. The listing was AI-staged, sometimes with an “AI generated” label sitting right there in the corner.
The label does not help. Buyers still feel deceived.
Why it backfires
Buying a house is emotional. People build a picture in their head from the photos and drive over already half in love with the place. When the room in front of them is not the room they were shown, that feeling curdles into distrust, and they stop evaluating the house on its merits.
Once a buyer thinks the listing was trying to trick them, every other thing they notice reads as another thing you were hiding. The chipped trim is no longer normal wear, it is evidence.
The best showing I can have is the one where the buyer says the house looks better in person than it did online. That almost never happens anymore. It absolutely should.
What to do instead
Show the house the way the house actually looks.
- Real photos of real rooms, including the ones that need work
- If a room is empty, let it be empty. Empty is honest, and buyers can picture their own furniture
- If you want staging, do actual staging, with actual furniture
- Price it for the condition it is genuinely in
Buyers in North Alabama have more listings to choose from than they did a year ago, so they can afford to be patient and skip anything that feels off. Honesty is not just the decent approach here, it is the one that sells.
Price it for what it is, show it the way it looks, and you will not need a filter to move it.
