The photos lied. Buyers noticed.

There are more homes on the Madison County market than a year ago, and buyers are more discerning. Here’s what I keep running into.

When I show a house, buyers react badly when the photos online were AI-staged and the real house is a project. The listing showed a finished office and a flawless primary bedroom that were never there. Even with an “AI generated” label on the photo, buyers feel deceived and walk.

Photos should represent the home. The best showing is the one where buyers say the house looks better in person than it did online. That rarely happens now, and it should. Selling anything is emotional for both sides. Letting a buyer feel let down the second they walk through the door is bad business.

Buyers are slowing down, taking their time, and being pickier. They’re avoiding anything that isn’t turnkey or priced honestly, and not everyone wants a mass-built new construction home. With more listings out there, they can wait for the next one. That shift is early, and the monthly numbers haven’t caught it yet.

The split I’m watching: turnkey homes priced right move fast, while everything else waits. The whole difference is honesty and condition.
