The instant online estimate is often guessing

Why an algorithm put $330,000 on a house that sold for more than $415,000, and what that gap costs.

Staying on the home value topic, we see it a lot when we type an address into one of the big national sites, and you get an instant “value.” Sometimes it’s close. But in many Connecticut neighborhoods, low inventory means there may be very few truly comparable nearby sales for the algorithm to work with, and sometimes it can be way off. This connects to our previous topics of Connecticut’s low inventory.

The estimates aren’t always low; sometimes they’re high, which can be just as costly if that number becomes the anchor for a list price. You can lose time, negotiating leverage, and money.

Earlier this year, tools such as Zillow and Realtor.com showed a home’s estimated market value around $330,000. After doing our own analysis, we factored in that the home was about 50 years newer than many of the homes it was being compared to, along with location and other property-specific factors. We landed on $415,000 as the list price. That number generated lots of showings, multiple offers, and the home eventually sold for over asking.

That’s an $85,000+ gap the third-party sites didn’t capture.

If a home is priced too high, buyers may skip right past it because it’s outside the range they’re searching. If it’s priced too low, it can miss buyers who would have been willing to pay more. We like to call that an “invisible listing”; the home is online, but the way it’s priced can keep the right buyers from ever really seeing it.

The solution is having someone do real research, potentially visit your home, check out the latest buyer interest, and give you a realistic idea of what it should sell for.

Rate Watch

The Fed raised its policy rate by 0.25 percentage point on September 16, bringing the target range to 3.75%–4.00%. Meanwhile, Freddie Mac's national average 30-year fixed mortgage rate was 6.95% on September 17. Mortgage rates don't move one-for-one with the Fed, so the mortgage market itself is the number worth watching week to week.

Worth Watching: Portable Mortgages

Congress is considering H.R. 10028, the MOVE Act, a proposal aimed at expanding portable conventional mortgages. It is not law, and it would not automatically make every existing mortgage portable. As of September 18, the bill remains in the House Financial Services Committee.

Buying?

An asking price that looks out of step with the neighborhood is worth a second look rather than an automatic skip. Mispricing runs in both directions, and we would rather walk you through one than have you scroll past it.

Selling?

Get a real read on value before you list. The gap between an algorithm's guess and a researched number is the part you cannot get back once the listing goes stale. Ask us and we will do the research.
