Buying in Connecticut

First a conversation. Then a plan. Then a home.

I don’t start with a showing. I start by asking what you’re actually trying to solve for — more space, a shorter commute, a school district, whatever it is — and what that costs once you factor in Connecticut’s property taxes, not just the sticker price.

Once we know your number, I connect you with a lender who knows this state’s programs cold, and we go look at houses. I’ll tell you when a place is overpriced or hiding something under fresh paint. When we find the right one, we write an offer that wins without putting you in a bad spot five years from now.

How it actually goes, start to finish

  1. Get pre-approved. Meet with a lender and get your pre-approval letter. Now you know your price range, and sellers know you’re serious.
  2. Find the one. We tour homes together and narrow it down to the place that fits your life and your budget.
  3. Make an offer and binder. We submit your offer with a deposit, called a binder. Once it’s accepted, we’re moving.
  4. Attorney review and contract. Your attorney reviews everything and finalizes the purchase and sale agreement. You put down the rest of your deposit.
  5. Inspect and negotiate. You have the home inspected, and we negotiate any repairs or credits.
  6. Mortgage, appraisal, and title. Your lender appraises the home and works toward your mortgage commitment while title is searched.
  7. Final walkthrough. We walk the home one last time to confirm it’s in the condition we agreed on.
  8. Close with your attorney. You sign with your attorney, get the keys, and the home is yours.
